Planning of renting an Office or Commercial Space?

Let us be informed with our responsibility in Government payments, especially to the BIR in order to avoid penalties.

What to remember?

1.) Once the Contract to Lease is notarized, proceed to your respective RDO  at BIR Office in Bolton Extension, Davao City.

2.) At the information counter, ask for a Documentary Stamp Tax Declaration/ Return Form (BIR Form 2000) . Fill-up some basic details.

3.) Get a priority number from the Officer In-charge (usual line-up is Counter 4)

4.) Present your BIR Form No. 2000 together with your lease contract for assessment.

How to compute the DST in lease agreements?  (if your contract is 1 year):

  • Multiply the monthly rental for 12 months
  • Subtract 2,000
  • Multiply it to .001
  • Add 3 pesos

Example: P 15,000 (monthly rate) x 12 months = 180,000 (less 2,000) = P 178,000  X .001 = 178 + 3 =

P 181.00

5.) Pay to the nearest Bank that accepts BIR payment.

Always remember that the deadline for Documentary Stamp Tax is every 5th day after the closing month or 5th days of the next month base on the Notarial Date.

For example, if your lease of contract was notarized on April 15, then your deadline is May 05.
